Sometimes in parking lots you’ll notice polls sticking out of the ground. These are bollards. Bollards are used to control traffic, protect areas and serve as decorative pieces. We will go through out bollards came to be and dive a bit deeper into their purposes and how they keep your parking lot safe.
Bollards were first used by ships for anchoring to the dock. They needed a way to keep the ships from drifting off to sea and so they took old cannons and stuck them into the dock, with the barrel facing down and the wider bottom at the top. They would then tie the ships to the dock to help anchor them. They would call these structures bollards.
Today bollards have increased their purposes and are used in parking lots to create a better functioning parking lot. Bollards are now often made from steel and concrete and come in different styles in order to meet the decorative look of your parking lot. There are several main purposes to bollards which we go into further below:
Bollards are used for traffic control. Bollards are tall intrusive points that stick up from the ground. They are visual aids that help drivers know driving restrictions and help to guide the drivers as they drive away from areas they are not supposed to go into. Bollards are normally bright in color in order to stick out and help clearly direct the drivers. They help to limit movement of cars. The placement of the bollards could also help with slowing traffic down. Bollards that are placed close together and make the driving space narrow helps to slow cars down. Drivers are more careful when they are driving close to bollards.
Bollards are used for protection. Bollards help to protect pedestrian ways, sidewalks and storefronts from cars. Bollards are strong and sturdy so cars cannot by pass them. If a car loses control or rams into a pedestrian filled place, it will be stopped by the bollards. This protects against car attacks and keeps pedestrians safe.
Bollards are used for decorative pieces. Bollards come in all different colors and styles making allowing you to use them for decorative purposes. They are helpful for designing purposes and crating intentional spaces that look good.

Potholes are very annoying at best and dangerous at worst. They are not fun to maneuver around and can cause serious damage to your car if you are going fast and don’t see it. But how do potholes get there? Why do they happen?
Potholes are caused when water sinks into the asphalt and reaches the base. In freezing conditions, the water inside the pavement begins to expand as it turns into ice. Ice takes up more space than water and begins to create cracks in the asphalt. As the water freezes and melts over and over again it causes the asphalt to become a weaker structure.
As the asphalt structure becomes weaker, it has a harder time handling the weight of the cars. Pressure given at the wrong angle can cause the pavement to crush in, causing the pothole.
Sealcoating and proper drainage help to keep water out of the pavement. If asphalt pavement is not maintained then it leaves itself vulnerable to the outside elements. In order for asphalt to stay in good condition it needs to be sealcoated every 3-5 years depending on the amount of use that the road gets. If it doesn’t receive the maintenance and protection it causes the pavement to become distressed.
Sealcoating is not a solution once the road has cracked. Once the protective sealcoat layer is thinned or gone then water is able to easily seep into the asphalt pavement. At this point it is pointless to put sealcoating on the top because the water is already in the asphalt and will continue to cause problems even with a fresh layer of sealcoating. In this case you’ll need to get the pothole repaired and then consider getting sealcoating done.

Speed humps and speed bumps are techniques used to control speed on the roads. They are used to slow cars down in order to promote safety in an area where cars tend to speed. There are regulations on where and how speed bumps and speed humps can be used. This is to protect the driver and those around them.
First, what is the difference between a speed hump and a speed bump?
Speed bumps are abrupt raises in the asphalt pavement that are between 3-6 inches high and 3-6 inches wide. Speed bumps tend to slow cars down to 5 mph.
Speed humps are gradual raises that peak at between 3-5 inches high. They are typically 12-14 inches wide. Speed humps tend to slow cars down to 15 mph.
Secondly, how are they used?
Speed bumps are limited in where they can be placed. Speed bumps can cause a lot more damage than a speed hump if a car is going too fast as a result of their abruptness. If a car is going too fast over the speed pump it can cause the driver to lose control of the car. As a result, speed bumps are mostly used in parking lots or private drives since people are not driving the same speed they would on a street. It helps people to slow down and be more cognizant of pedestrians in the parking lot.
Speed humps are a little less invasive and are used in neighborhoods and small streets in order to slow cars down. They have more of a gradual rise which helps put less distress on the car when riding over it. Cars are less likely to lose control over a speed hump. Down longer streets there tends to be a network of speed humps to help regulate the street.
In both these cases there are restrictions of where speed bumps and humps can be used to control speed. Engineers have to be called in when considering to put a speed hump or bump on a side street to make sure it will not cause any problems. In addition, the emergency routes need to be considered as speed bumps and humps tend to hinder emergency groups from being able to respond quickly. In some cases, cities will not allow there to be speed humps or bumps put out if it will hinder emergency response. In colder climates where snow is an issue, the city also looks at how speed bumps and humps will affect the clearing of the streets.

If you own a shopping center or retail location there are many things you have to look out for to make sure that you are up to code. One of the things you have to think about is your parking lot and ensuring that you have proper signage for your parking lot.
One of the most regulated and necessary signs you need are parking spots and signs for accessible parking. When a parking lot re-stripes it is required by ADA to make sure that it is up to status. Your handicap parking spots needs to be in the most accessible and short distance spot to the entrance of the door or to the sidewalk. It needs to have a 96’’ access aisle to accommodate for wheel chairs. The sign needs to be at least 60 inches from the ground in order to be clearly seen by drivers.
One of the signs you want to heavily consider is towing signs. If you are serious about enforcing towing you need to make sure that you have provided the proper signage. Each city is different so be sure to check the laws regarding towing. Most places you have to have the towing sign at each entrance of the parking lot. On the sign there must be the contact information for the towing company and also a statement stating that the towing will be at the cost of the driver.
Depending on building code you might have to have a fire lane. If you do have a fire lane you want to make sure that it is stripped correctly and you have the right signage for the lane.

If you have new asphalt laid then it is important to maintain the asphalt with sealcoating. Sealcoating helps to protect your new asphalt pavement and will help to ensure that it lasts for years to come. Sealcoats can be applied with a broom, spray or squeegee.
While asphalt driveways are usually able to be driven on within 24 hours of being laid, it is best to wait to get your asphalt pavement sealcoated in order to ensure that it is fully cured prior to sealcoating. In hot and dry areas it could take as little time as 1 month for the asphalt to be cured and in moist and colder areas it could take up to 6 or even 12 months before it is ready. You can tell it’s not ready yet if you spray some water on the ground and the water beads up or has a rainbow tint to it from all the oil.
Sealcoating is important because it helps to protect your asphalt from the elements. Asphalt is made from aggregates and has an oil based binder. The sealcoating helps to keep the oil base from drying out, allowing it to remain flexible rather than brittle. The reason asphalt dries out is due to the process of oxidation. Oxidation starts happening as soon as the asphalt is laid. Some oxidation is necessary in order for the asphalt to cure as the excess oil is being removed. However, too much oxidation will cause the asphalt to become too brittle, which allows for cracks.
Water is a big enemy of asphalt. Once the asphalt begins to oxidize and the binder loses its grip then water is able to get into the pavement. As it settles in the pavement it helps to create larger cracks. Sealcoating helps to keep water from penetrating inside the asphalt pavement.
The sun’s UV rays also helps to accelerate the process of oxidation. As the sun’s UV rays shine on the asphalt it distresses the asphalt pavement. Sealcoating helps to protect the asphalt from the intense UV rays so that it does not make the asphalt brittle.
Sealcoating helps to protect the asphalt from the elements, but it also fills in small cracks. Once the small cracks have become large cracks sealcoating will no longer be a solution for maintaining your asphalt and you will need to consider getting your asphalt repaired or repaved.
Sealcoating should be done every 3-5 years in order to help maintain your property and make sure that your asphalt pavement will last. It is best to be proactive and protect your asphalt in order to avoid cracks and other structural damages to your asphalt. It is best to monitor your pavement, as in parking lots with heavy traffic may need to have sealcoating done more frequently.

When having concrete or asphalt paved there are 2 terms you should know in reference to the foundation: subgrade and subbase.
When contractors refer to the subgrade they are talking about the bottom layer which is the native soil on which everything is built off of. It is also sometimes called the formation level. The subgrade needs to be compacted tight. If it is not compacted tight then certain areas can later be depressed causing an uneven subgrade.
The second layer is known as the subbase. The subbase is usually made up of aggregates including recycled concrete, stone or crushed bricks. The subbase is what ensures that the pavement can carry the weight it is supposed to. It helps to evenly distribute the weight, not putting too much pressure on one area. It also helps with drainage and protection from frost. In addition, the subbase helps the workers from dealing with mud if it rains during construction. The important aspect of the subbase is that it is uniform across the base.
It is important to work with a contractor who will build a solid foundation for your pavement. Often times contractors will cut costs on the subbase in order to provide you with a cheaper estimate, but it will cause you more troubles in the long run.
