​3 Preventative Measures to Protect Your Asphalt Parking Lot

If you are a heavily busy business area then your paving takes a beating. As customers come in and out of your parking lot, your parking lot gets put to good use. Having a heavily used parking lot is a good problem to have, even if it means you have to take even more care of your parking lot. The goal at the end of the day is to have more customers, but with more customers comes more upkeep.

There are 3 things that you can do to help protect your asphalt pavement from the many patrons visiting your location every day. Here we will go over somethings that you can do to help your pavement last longer.
  1. Clean garbage regularly. People aren’t always the most considerate. Parking lots can easily get cluttered with tons of garbage and dirt. The garbage and dirt accumulating on the ground can cause problems, especially if they hamper with water flow. One of the biggest enemies to asphalt pavement is water and if water is being obstructed from leaving the pavement then you’re going to have trouble. Make sure to clear garbage from the parking lot regularly and make sure that the gutters are open and free for water to pour into them. Not only will that help maintain your asphalt parking lot, but it will also help your customers have a pleasant experience at your establishment.
  2. Get rid of oil stains. Oil stains are first an eye soar and secondly can cause damage to your asphalt pavement. Oil that seeps into the ground can weaken the binder that is holding the aggregates together. This will make your parking lot more susceptible to potholes. There are several home remedies to take care of oil stains. You can use the cat litter method or use good o’l coke on your oil stain. There are several methods to cleaning oil stains, but the point is to make sure you do it. This will help to protect your asphalt parking lot and keep your asphalt pavement looking good.
  3. Sealcoat every 3-5 years. Sealcoating is an extra protective layer over your asphalt pavement that helps to protect your pavement from the elements. We already mentioned how water is an enemy to asphalt pavement, but so is the sun. The sun’s rays work hard on the asphalt pavement, causing it to deteriorate. Sealcoating helps to protect your asphalt pavement from water trying to seep into it and the sun’s strong UV rays. Make sure you get your asphalt pavement sealcoated regularly to help it last longer.
These are just 3 tips that you can do to help keep your asphalt in good shape. When you have lots of customers you have to maintain your parking lot and when you maintain your parking lot you please your customers who won’t have to deal with parking lots that are an eye soar and are riddled with pot holes.
